ACCESS STATEMENT
Introduction
We have endeavoured to provide you with as much detail below with regards to the layout of Runway Cottage, but please do not hesitate to contact us should you require further information for your particular needs.
Pre-arrival
We have a website www.dakotapark.co.uk. Enquiries can be made via e-mail or by telephone.
The nearest bus stop is in New York, which is 1 mile from the cottage. The nearest train station is in Boston which is 10 miles away with taxis available outside the station.
We can provide you with details to arrange for your shopping to be delivered to the Cottage on arrival.
Parking
The driveway and parking area is gravel. There are two 10’ gates which open up into the gravel parking area immediately outside the front door. Both gates can be secured back using the latches provided.
Front Door
Security lighting is located near front door.
The door is 94 cm wide and hinged from the left, the key hole lock is cm high.
There is a threshold of 20cm when entering the cottage.
Living Room, Dining Area and Kitchen
The living room is open plan with the dining area and kitchen.
This is single storey building with one 6cm step within the interior rooms. Flooring is oak effect laminate throughout all rooms
There are 5 pegs located to the left of the door for coats/hats which are 156 cm high.
The living room consists of one three seater settee and a rug, both of which are moveable.
There is a rug measuring 173 x 120cm near the patio door.
Teletext TV with remote controls.
Dining table is 80 cm x 80 cm and stands at 75 cm high. Two chairs with no arms.
Kitchen worktop height is 95 cm.
Electric cooker with oven and grill. The oven door is drop down. The height of the lowest shelf is 43 cm and can be accessed from the front and the right side. Hob top height is 95 cm.
The top shelf in the wall units is 175 cm, with the bottom shelf of the wall units measuring at 142 cm.
Lighting in the kitchen is LED downlights and the bedroom and bathroom are ceiling lights.
Fridge/freezer and dishwasher are all integrated under worktop.
Bathroom
The door width is 80 cm
The shower tray height is 20cm.
Towel rail is over the radiator and is 105cm high. The shower enclosure screen is fixed. Shower head is operated by an electric shower and is 165cm high. the on/off switch is 153cm.
Free space between toilet and shower is 58cm.
Window ledge is 164 cm high.
Toilet seat is 41 cm high.
Bedroom
Door width is 82 cm
Double bed height is 55 cm.
The Double bed is moveable.
Two bed side set of drawers, 41 x 70 x 30cm, on which the table lamps stand.
Lamps plugged into sockets and operated by switch from bed side.
Patio
The patio area is level with the grass.
Garden is enclosed by 5 foot and 6 foot hight wooden panel fencing. Garden table stands at 70 high, 120 wide and 240 cm long. Centrally located on the patio, but this is moveable.
The garden is grass with small borders with plants.
Security lighting is provided at the side and back.
